New Brunswick Planning Board members approved the site plan for a 660-unit development on October 28, 2026, marking a major step forward for the project. The plan includes three phases: the first will build a four-story building with 330 apartments, parking, and other site improvements. The second phase will add commercial space and industrial flex space, while the third will complete the project with another four-story building with 330 units, surface parking, and a parking garage. The developer has set aside 10% of the units for affordable housing and included 1,282 parking spaces for residents and commercial users.

The site will be subdivided into four lots, with the first lot including the first 330-unit building and a 555-space parking deck. The second lot will house the second residential building and a 440-car parking deck. The third lot will provide approximately 39,000 square feet of flex space and surface parking. The fourth lot will include a recreation area and a pedestrian trail.

The plan has been in the works since 2020, when another LLC was designated as the redeveloper of the parcels by the city’s housing authority. The developer and the city agreed in 2022 to a long-term tax exemption, but the original plans for a 27,000-square-foot data center were scrapped in February after opposition from city residents and Rutgers University students at the city council meeting.

The project is now moving forward after planning board approval, though uncertainty remains about when construction will begin and how long it will take to complete. The development is set to bring a significant number of new residents and businesses to the area.

Amzak Capital Management, the Kazma family’s private investment arm, is behind the project, investing in telecommunications alongside real estate.
