Sales of newly built single-family homes ran at a seasonally adjusted annual rate of 676,000 in September, down 0.6% from August and 5.3% below the September 2025 pace, the U.S. Census Bureau and Department of Housing and Urban Development reported Tuesday.
The average new home sold for $472,800 in September, up from $470,800 in August. The median sales price was $400,400. Builders have been cutting prices and offering mortgage-rate incentives to move inventory as higher borrowing costs raise monthly payments on the same listed price.
At the end of September, the government counted 476,000 new homes for sale. At the current sales rate, that stock equals roughly 8.4 months of supply. The Census Bureau states that monthly housing estimates carry substantial statistical uncertainty and may be revised.
The agency released the figures Tuesday.
New construction in Bergen County remains subject to those national financing conditions. Buyers weighing monthly payments against household expenses have kept builders active on concessions.
The Census Bureau has not scheduled a release date for the next monthly new home sales report.
