Hoboken’s Zoning Board approved a plan to rebuild 226 Washington Street as a mixed-use complex called Aspen Lofts. The project replaces the former Aspen Marketplace supermarket site. The property sold to 226 Wash Realty LLC earlier this year for $8.4 million.

Nastasi Architects designed the building. The structure will rise to six stories on the Washington Street side. The Bloomfield Street side will have five floors. The Washington Street basement will sit above ground level due to local topography.

The development includes 18 rental units. There are seven one-bedroom apartments, eight two-bedroom apartments, and three three-bedroom apartments. Entry to these residences is on the Bloomfield Street side.

Ground floor commercial space on Washington Street totals 6,478 square feet. The plan designates this area for a Class III Restaurant and a Class II Bar. The application does not name specific tenants for this retail space.

Exterior materials vary by street. The Washington Street facade uses stone and metal components. This matches the building directly to the south. The Bloomfield Street section features red brick to match nearby brownstones and rowhouses.

Amenities include a 1,008-square-foot green roof. A 1,215-square-foot roof deck sits near the Washington Street side. A common amenity terrace is located on the second floor. The Zoning Board granted variances for density, height, and lot coverage due to the split zoning of the parcel.

The parcel extends to the residential-heavy Bloomfield Street. Variances also cover minimum rear-yard setbacks and rooftop appurtenance coverage. Commercial variances include floor-to-ceiling height and parking requirements. No construction timeline has been announced for the project.
