North Bergen has cleared the path for a major waterfront redevelopment after approving a plan for Revella on Hudson. The project will replace 36 acres of vacant land at 8200 River Road with a luxury rental complex. The development is expected to be the final piece of the city's long-delayed waterfront reimagining.
The project is a joint venture between Nord Development Group and ACRE. ACRE recently finished the Carriage House development in Patchogue, New York. The two firms formed the new entity to manage this specific site. The total investment for the complex is set at $230 million.
Rossi, founder and president of Nord Development Group, stated that the deal has been difficult to finalize. “I’ve been working on this deal for close to 10 years, and it has been no easy task,” Rossi said in a written statement. He described the project as the company's marquee effort, focusing on community and wellness features.
The site has faced legal hurdles for two decades. A local homeowners association previously sued to block the development and won in 2018. That ruling forced the city to extend the approval process. North Bergen eventually granted the developers a 30-year Payment in Lieu of Taxes agreement to move the project forward.
BHC Architects, based in Melville, New York, designed the five-building complex. The plan includes 358 rental units spread across four seven-story structures and one five-story building. The project team includes J. Petrocelli Contracting and Bohler Engineering.
The complex will feature a wide range of amenities for residents. Indoor facilities include a spa with cold plunge, sauna, and red-light therapy. There is also a yoga studio, fitness center, and outdoor gym. The development will house coworking space, a boardroom, and two club rooms.
Outdoor spaces will include an Olympic-size pool with cabanas and food service. The project will add a public plaza that bridges a gap in the Hudson River Waterfront Walkway. Developers have not set a firm start date for construction but aim to finish the project in the first quarter of 2029.
