Residents of Hoboken can expect the 345-unit building at 256 Observer Highway to open in summer 2027. The project, known as Hoboken Urby, officially topped out on October 22, 2026. This milestone confirms the construction team is moving toward the final phase of development for the 16-story structure.

The building rises on the former site of a Department of Public Works garage. It will house studios, one-bedroom, two-bedroom, and three-bedroom apartments. The development includes 16,000 square feet of gym space and more than 20,000 square feet of commercial and retail area. Construction began in 2025, marking a major shift in the skyline of this corridor.

BKSK Architects designed the exterior of the building. Shawn Hausman Design handled the interior work, while Bas Smets created the landscape architecture. The apartments feature two-tone white oak and cream cabinetry, waterfall countertops, and open shelving. East-facing and west-facing units will offer views of sunrise and sunset, with sightlines extending to Jersey City and Manhattan from the upper floors.

David Barry, Founder and CEO of Urby, stated that the company has felt a natural connection to Hoboken for nearly two decades. He noted that the team built the W Hotel in the city almost twenty years ago. Barry said the company is eager to contribute to the ongoing growth of the community with this new urban living concept.

The property includes a fourth-floor courtyard designed by Bas Smets. This outdoor space features towering bamboo, extensive greenery, and a firepit pavilion. Surrounding the pavilion are grill stations, sunbeds, a sauna, and a cold plunge. Larger residences will also include private terraces for outdoor use.

The site is located a few blocks from Hoboken Terminal. The area is seeing increased density with nearby developments. Charlie, a 386-unit building, is under construction about one block away. That project is part of the larger Hoboken Connect initiative.

The team behind Hoboken Urby confirmed the summer 2027 completion date during the topping out ceremony. The building will add 345 new rental units to the Hoboken housing stock. Construction crews will continue work on the final systems and finishing touches through the fall and winter.
